This seems quite simple and straightforward, but has turned out to be tricky because the date given is not the first day of the agreement's invalidity but the last day of its validity.

In my view, and I've been discussing that with native speakers of the English language, "effective" or "with effect from 30 April 2022" would be wrong, because the taking-effect will occur on 1 May 2022. Am I right?

"As of" means "from" and does not sound right to me either, for the same reason - the agreement will end on 30 April 2022.

Then there is "as at", which seems to refer to a kind of snapshot on a certain date like "balance sheet as at 31 December" and which is definitely not used by Americans (but what would Americans use?)

What about this:

"In addition, the lessee was granted the right to give special notice of termination of the lease agreement to end on 30 April 2022."

If termination was effective on 30 April 2022, the agreement would no longer be valid on this day...but it is still valid, validity ceases the next day...
