This seems quite simple and straightforward, but has turned out to be tricky because the date given is not the first day of the agreement's invalidity but the last day of its validity.

In my view, and I've been discussing that with native speakers of the English language, "effective" or "with effect from 30 April 2022" would be wrong, because the taking-effect will occur on 1 May 2022. Am I right?

"As of" means "from" and does not sound right to me either, for the same reason - the agreement will end on 30 April 2022.

Then there is "as at", which seems to refer to a kind of snapshot on a certain date like "balance sheet as at 31 December" and which is definitely not used by Americans (but what would Americans use?)

What about this:

"In addition, the lessee was granted the right to give special notice of termination of the lease agreement to end on 30 April 2022."

Any suggestions?

Not only is the DDMMYY format more logical, it also dispenses with the need for that pesky comma.

As far as I'm aware, BrE uses "as of" to indicate when something starts, whereas in AmE, it could be either a start or an end date.

The Sonderkündigungsrecht should be a break clause in the UK. From the Shelter link below:
"Using a break clause to end your tenancy early
A break clause allows you to end the tenancy before the end of the fixed term.

If your tenancy agreement contains a break clause, it will say:

when the break clause applies (such as 6 months after the tenancy starts)
how much notice you have to give
You don't need your landlord's permission to use a break clause."

I understand your dilemma- if you really feel it's not correct until the validity is accounted for, then - effective at midnight on April 30, 2022 - then you've got your bases covered.

The wording of your question is different from what you put as a heading. It's not Kündigung zum but Beendigung des Mietvertrages zum.
