My concern is about the word "inerentes". Is it referring to rights and obligations that are explicitly defined or specified in the contract or does it perhaps include a wider range of (inferred, implicit, related, indirect, derived, consequential) rights and obligations in some sense?

"Os SEGUNDOS CONTRATANTES obrigam-se a transferir todos os direitos e obrigações inerentes a este contrato para qualquer proprietário que lhes suceda, seja qual for o título da transmissão, sendo esses direitos e obrigações assumidos pelos novos proprietários"

In what sense are the "inherent in" or "pertaining to" the contract? By being explicitly specified in it or in some other sense?

The term "inerentes" is related to rights and obligations as you said. Once they are mentioned in the agreement. HIH

Would this be equivalent to "rights and obligations according to this contract"? And would this include all the rights/obligations explicitly specified in the contract as well as other rights/obligations that are deemed to follow from those?
