does this last part, "à usage d’annexe d’habitation", simply mean "currently used for residential purposes", or am I missing something in the "annexe"?

For your info we are talking about a wine-growing estate, but whatever it is, it is irrelevant: the free dictionary defines outbuilding as " A building separate from but associated with a main building."

Discussion
if you put in the contract only "must be used as an outbuilding" there is nothing to stop the tenant from turning it into an outbuilding of a light industrial unit, or of a shop or ... to the great satisfaction of litigation lawyers!
