Here the "desktop valuation" is done from the "internal information" already held by the valuer, NOTHING "online" to see there ... (and it's a real "valuation" - for accounting purposes)

A pretty long "check-list" of information to gather, the point being to find all and any available information that do no require a site visit.
This is not quite the same as a very approximate quick-fix "online valuation" that you can get from property websites advertising on behalf of estate agents - giving you a "valuation" that is for all practical purposes no more than a "novelty item", that no sane lender would take seriously.

I think that's when a mortgage lender gives a valuation for a property without actually going inside and seeing it, just from their computer (desktop).

: "without seeing the property" DOES NOT necessarily mean "online" - all it says is "info we already have in our computers" - be it on-line OR off-line. // It's true that a lot can be found on the Web, but not everything - "online" is not quite right.

I actually think we mean the same thing - just assuming that they have access to the internet to do the valuation from their computer, which I think is fair in this day and age! I would say "estimation" rather than "évaluation" though.
