I understand that this is open (empty) space, but am not sure what sobre means here exactly. Thanks in advance

I think I would translate it as 'over' or 'overlooking', depending on what's underneath (a room or patio/garden, etc.).

"void space(s)".

What is void space in buildings?
Applicable Standards: GENERAL / GENERIC TERM. An area that is fully enclosed or trapped between other services, rooms or walls within a building and occupy floor area. Void spaces have floors within them and are not penetrations or shafts.

What does void area mean?
A Void Area refers to the empty space above the floor in a strata unit but the area is included in the total saleable floor area of the strata unit. It is usually found in a property with a very high ceiling. The detailed breakdown of a strata unit's floor area is available in the Sale and Purchase (S&P) agreement.
