A compensation for the following additional services are included in the rent; heating, electricity, water, use of the kitchen equipment, use of furnishings and furniture, use of goods as indicated by your student manager (if applicable), real estate tax (rates), communal waste rights, communal TV licence fees and internet infrastructure (if applicable), cleaning costs (if applicable), daily maintenance, maintenance of the garden (if applicable), costs for (re)decorating the premises and management costs.

Lessee has paid registration costs and a deposit in advance. At the end of this lease, the lessor shall return the deposit, reduced by any possible arrears of rent or service costs, as well as the amount of money that may be due to the lessor for damages by the lessee or a person or persons for whose actions the lessee is legally liable or for the repair of changes which have become necessary because the lessee acted contrary to this agreement. The settlement and reimbursement of the deposit or the remains will take place by (inter)national bank transfer after the return of the keys that come with this agreement and after the living accommodation has been checked by the lessor or his representatives. It is not allowed to pay your last month rent with your deposit.

This CONTRACT, made and entered into this ____ day of ________ 200 at _______ between ENVC- a corporation organized and existing under the laws of the , hereinafter called the BUILDER, having its principal office at Praia Norte, 4900-350 Viana do Castelo, Portugal, the party of the first part.
AND
PDVSA., a corporation organized and existing under the laws of the Bolivarian Republic of Venezuela, hereinafter called the BUYER, having its principal office at , the party of the second part.
WITNESSETH
In consideration of the mutual covenants herein contained, the BUILDER agrees to design, build, equip, launch or float, as the case may be, and complete a VESSEL, as described in Article I hereof, hereinafter called the VESSEL, at his Shipyard at Viana do Castelo – Portugal, and to sell and deliver the same to the BUYER, and the BUYER agrees to purchase the VESSEL from the BUILDER and to accept delivery from the BUILDER of the aforesaid VESSEL according to the terms and conditions hereinafter set forth.
ARTICLE I – DESCRIPTION AND CLASS
1. VESSEL’S DESCRIPTION
The BUILDER undertakes to build at one of the BUILDER’s yards and to deliver to the BUYER, who orders and undertakes to accept delivery of an Asphalt Tanker of approximately 27.000 metric tons deadweigh in sea water of specific gravity of 1.025 on a draft of 9,50 meters, the VESSEL, which shall have, for the purpose of identification only, the BUILDER’s Hull Number 263 subject to and in accordance with this CONTRACT and relevant SPECIFICATIONS No. P.1097 dated 28th. April 2008 and Contractual Drawing-Plans as listed in the SPECIFICATIONS No. 097P001B_ hereinafter referred to as SPECIFICATIONS and PLANS, respectively, signed by both parties, today, which form an integral part of this CONTRACT.
In the event of any conflict between this CONTRACT and the SPECIFICATIONS and /or the PLANS, the provisions of this CONTRACT shall prevail. In the event of any conflict between the SPECIFICATIONS and the PLANS the provisions of the SPECIFICATIONS shall prevail.

El CONSTRUCTOR se compromete a construir en uno de el astillero del CONSTRUCTOR y entregar al COMPRADOR, que ordena y se compromete a aceptar la entrega de un BUQUE asfaltero de aproximadamente 27.000 toneladas métricas de Porte Bruto en agua de mar de una gravedad específica de 1.025 con un calado de 9,50 metros, el BUQUE, que tendrá, a los fines de identificación solamente, el número de casco 263 del CONSTRUCTOR, conforme y de acuerdo a este CONTRATO y LAS ESPECIFICACIONES relevantes No. P.1097 de fecha 28th. Abril de 2008 y los Diagramas-Planos Contractuales según lo enumerado en LAS ESPECIFICACIONES No. 097P001B_ en adelante denominado como LAS ESPECIFICACIONES y PLANOS, respectivamente, firmado por ambas partes hoy y que forman a la parte integral de este CONTRATO.
En caso de cualquier conflicto entre este CONTRATO y LAS ESPECIFICACIONES y/o los PLANOS, las disposiciones de este CONTRATO prevalecerán. En el caso de cualquier conflicto entre LAS ESPECIFICACIONES y los PLANOS, las disposiciones de LAS ESPECIFICACIONES prevalecerán.
