So far as I understand, the first (a) refers to non-distributable reserves and the third to unrealized gains. Is the second one something like non-distributable retained earnings? But how do I sneak net position in there?

The use of πιστωτικά κονδύλια for both (b) and (c) is confusing me, because it just seemes to refer to items in the income statement rather than credit lines/funds or any other such similar translation with the word credit in them that I'm finding online.

Eliza, I saw your comment but disagree with it. If you look closely at my https://chastinjmiles.com/live reference above (look near the bottom) you will see that itt is merely directed at real-estate agents and the real estate industry. Credit lines in any industry can be confused as being profit and many businesses have been known to build funds from credit lines into their profits to give a false image of being more successful profit wise. I had commercial businesses for 36 years and have plenty of experience of the games that financial directors and company accountants can get up to.

Asker: Dear Peter, please see my comment at the end of my question for context. I have used Glosbe, DeepL, etc. and was getting the same results as you (credit lines), but it doesn't really make sense to me in the context. This is not a bank or financial institution; it is a real estate company. And the paragraph is referring to company profits in their end-year financial statements that cannot be distributed. Can you help me understand, if that is what you are proposing for πιστωτικά κονδύλια, how the third item (c) makes sense? "credit lines on the income statement that constitute unrealized gains" (cannot be distributed to shareholders). Would any credit lines the company has taken from a financial institution ever be considered a profit or listed as a profit in the income statement, whether realized or unrealized?
